When is a good time to get an electrical inspection done on the property you intend to purchase?
Should you wait until you receive the survey and see what they recommend?
Would it be better to wait until you have moved in and then get the electrics checked as surely there can’t be much wrong as the last people were living in the property?
Well unfortunately most properties in the U.K. are at least 40-50 years old and appearances can hide a multi-tude of faults, some minor and easily rectified and others major and involve extensive disruption with a large financial outlay.
Did you realise that in most surveys the surveyor is not electrically qualified and does not inspect the electrical system? At best he will recognise an old Customer Consumer Unit ( Fuse Board to mere mortals!) and recommend an electrical inspection, he may even know someone, nudge, nudge, who can do it for a couple of hundred quid cash!
Here at Down2Earth we have a common sense approach to the above questions and are always on hand to answer any questions you may have.
Firstly, and most importantly, get an electrical inspection done prior to exchange of contracts on top of your usual survey.
Just because people are living there at the moment does not say that the property is safe and all is well and good. It has only been in recent years that legislation has been passed requiring the certification of all electrical work carried out on a property so how do you know that our famous D.I.Y. man that we all know and love, Barry the Bodger, has not had a go at the electrics?
When we inspect a property we allow approximately 1 hour for a typical 3 bedroom house. We will give you a full and comprehensive report on the state of the installation and any remedial work that needs to be carried out along with an estimate of what it will cost.
Listed below are some of the faults we have come across created by Barry or incompetent electricians and what they cost to put right, not necessarily by ourselves, after people have purchased a property without getting an inspection.
- An electric shower run in bell wire cable from a socket, potentially lethal....£900.00
- 29 sockets run off extension leads....£1340.00
- New extension run off a plug hidden under floor boards serving ALL power....£13000.00
Furthermore, people do not realise that cable and fittings do not last forever and on average should need replacing every 40-50 years max. On top of this most houses built prior to 1970 did not incorporate earthing into the lighting circuits which is now compulsory. Either of the faults above involves extensive disruption and costs several thousand pounds, which in these times can you, afford to throw away.
